Free market appraisal
From your initial enquiry Wendy or Jess from our Lettings team would come out and visit the property to give an idea of the rental valuation.
Advise on rent potential
We will advise you of anything that you need to do to the property to bring it up to a rentable level and maximise returns.
In all cases as a landlord you need an energy performance certificate, an electrical safety certificate and a gas certificate. You also need to have landlord’s insurance. This is to make sure that the property is safe. We can advise you when we visit the property.
Fresh marketing & photography
If you decide for us to market the property for you, we visit once again to photograph and take down the description of all the details ready to promote it. We register the client and the property on our bespoke software and detail all the particulars.
Online rental portals
All rental property is marketed on our website. It will also be live across all the online portals such as Rightmove, Zoopla and also across our social media where we have quite a large local following. We also have details of current tenants and prospects waiting for rental properties.
Accompanied tenant viewings
We insist that we accompany prospective tenants on viewings so that we can get an idea of what they are looking for and can show them properties that meet their needs and point out all the benefits for them.
In-house application checks
Unlike a lot of the other agents in the town we reference our applicants in-house. This ensures that we get the right tenant for the right property to match with the right landlord.
We initially run a credit check to make sure the tenant is suitable. If the credit check is not clear we can go down the route of a guarantor and establish if there is any other information to make sure we have a good idea of the general circumstances of each prospective tenant.
Multiple reference checks
After the initial credit check we move to referencing. We write to a tenant’s employer just to verify everything is as they say so. We also write to previous landlords or agents and obtain a character reference.
