Could Project Union affect your landholding?
Thu 21 May 2026
National Gas is proposing a new infrastructure project which will see the development of a national network of Hydrogen pipelines. Project Union: East Coast represents the first phase which proposes a corridor of hydrogen pipeline spanning 300 miles, from Teeside to Theddlethorpe, running through the Humber and East Midlands.
The network will comprise of a combination of repurposed existing gas infrastructure and new pipelines. The project is designed to help support the switch to low-carbon energy sources, forming part of the wider push to decarbonise British industries. Given its large scale, it is classed as a Nationally Significant Infrastructure Project (NSIP) and may gain its consent through the Development Consent Order (DCO) process.
The project is currently in an early development phase, with surveys due to start imminently ahead of a consultation period which is expected later this year. We therefore expect landowners to be receiving introductory letters very soon.
What this might mean for your land
Pipeline projects typically involve temporary access during construction and then permanent easements affecting what you can do with certain parts of your land going forward. The specifics vary enormously depending on your circumstances, the type of property you own, farming type, existing infrastructure, access routes and more. Early engagement makes things smoother. Understanding the process, knowing what questions to ask and having clarity on your rights from the outset generally leads to better outcomes than trying to catch up later.
How Masons Rural can help protect your interests
The team at Masons Rural has worked with landowners across Lincolnshire on numerous infrastructure projects over the years. We know how these schemes unfold, what the key pressure points are, and how to ensure our clients’ interests are properly considered throughout the process. As the project is an NSIP, affected parties are entitled to professional representation, the cost of which, is covered by the project.
Whether you're trying to understand what's being proposed, managing survey access requests, concerned about how construction might affect your farming operations, or want to make sure any compensation reflects the actual impact on your land, we're here to help.
